MUST HAVE ACTIVE REAL ESTATE LICENSE

RESPONSIBILITIES

  • REVIEW ALL PROPERTY REPORTS
  • NEGOTIATE, APPROVE & EXECUTE RENTAL AGREEMENTS
  • SIGN LEASE RENEWALS & ANY OTHER DOCUMENTS

Follow up on non-compliance renewals

  • PERFORM ROUTINE PROPERTY INSPECTIONS

Houses & condos (once a year upon lease renewals)

Apartments (semiannual or as indicated by owner)

  • MAINTENANCE

Coordinate turnovers and maintenance with clients and maintenance department

  • OWNER COMMUNICATION
  • RESIDENT COMMUNICATION

Meet and greet with residents upon requests or as needed

Review & sign correspondence such as legal notices, compliance, letters, reminders

  • PROSPECT COMMUNICATION

Review, run credit reports, approve applicants & follow up on status

Follow up & refer to sister communities if not able to close sale

  • STRATEGIC PLANNING

Work with budget and owner's goals to create a strategic plan for properties using the identified maintenance needs.

  • SHOW VACANCIES TO PROSPECTIVE RESIDENTS

Log move out notices

Set up vacancies, review & update advertising in Appfolio

Schedule & perform pre-move out inspections

  • REVIEW, SIGN & POST 3 DAY NOTICES ON DELINQUENT PROPERTIES (MONTHLY)

Review, sign & email collection notices on the 15th of each month for delinquencies

Review delinquencies again at the end of the month, email statements, call or knock

  • EVICTION PROCEEDINGS, INCLUDING COURT APPEARANCE

Get approval & follow up with owner on evictions

Follow up on eviction process

Attend court

Attend lock out with sheriff & take possession of unit

  • TENANT DEPOSIT REFUND MOVE OUT STATEMENTS

Move out tenant in Appfolio, prepare & approve refund

  • REVIEW WEEKLY & MONTHLY PAYABLES
  • COLLECTIONS

Prepare move out file, scan & send to collections (as needed)

Legal communications

  • ATTEND EDUCATIONAL WORKSHOPS, TRAININGS, LEGAL UPDATES, FAIR HOUSING (as needed)
  • NEW PROPERTY SET UP (as needed)

Review PMA, property package

Post Welcome Letters

Evaluate conditions of the property and units

Create parking lot of reports & recommendations. Disseminate as necessary

  • CONTRIBUTE TO TRAINING PERSONNEL (as needed)

REQUIREMENTS

  • California Real Estate License
  • 5+ years experience of portfolio management
  • High School Degree or equivalent
  • Associate's Degree or higher desired
  • Microsoft Office Proficiency (specifically Outlook, Word, Excel)
  • Bilingual in Spanish and English
  • Appfolio Property Management Software proficiency desired
